View studies

What a window, balcony or roof deck will look out on, and what the neighbors will see of the new building.

The view out

Buyers of a condo or a house on a slope pay for the view, and they want to see it before it exists. We place a camera at the floor level and window position from your drawings, then model what is around the site: neighboring roofs, trees, open land, a skyline in the distance. The result shows what a person in that room will see, framed by the window or the balcony rail.

For several floors of the same stack, we render the view from each level so you can show how it opens up as you go higher.

The view in

Neighbors and review boards ask a different question: what will the new building look like from their street or their backyard? We render the project from the spots that matter to them, at eye level, so the scale is honest.

How accurate it is

A view study is as good as its inputs. A survey, floor heights and site photos give a close result. Photos taken from a lift or drone at the right height are the best reference for a view that will be used in sales. We note in the delivery what the view is based on.

Questions

Can you include buildings that are approved but not built?

Yes, if you send their drawings or massing. We label them in the delivery so nobody mistakes them for existing buildings.

Do you make the view look better than it is?

No. We render what is there. If a power line or a parking deck is in the view, it stays in the view.

Know which views you need? Mark the camera spots on a site plan, or describe them, and send your drawings.
